Resident Amenities
 
1.  Bird's Pond and easements:  The pond is privately owned by the Association and is available for all residents and their guests to use.  The pond itself is 2.4 acres and holds about 6.2 million gallons of water.  It is stocked with Largemouth Bass, Channel Catfish, Bluegill, and Redear Sunfish.  The association placed artificial "fish trees" in 2011, located within casting distance from shore.  Fishing guidelines are posted on yellow placards on both the north and south shores of the pond.
 
Discarded Christmas trees may not be left on the pond ice during winter.  Due to insurance regulations, no swimming, boating, or ice skating is allowed in the pond. 
 
2.  Dam area:  The dam area is owned by the Association and has a firepit and benches.  Plans exist for further future improvement of the dam area to include reforestation, a pavilion and picnic areas.
 
3.  Easements:  there is a 20' easement around the entire pond which is owned by the Association.  Residents may use this as a walking path or for fishing access.  Access is gained from two easements on the north and south ends of the pond.  Only the north access is is to be used for vehicles when authorized by the Association, while the south access is between 1515 Appalachian Trail (lot 18) and 1601 Appalachian Trail (lot 19) and is for pedestrian traffic only.  Motorized vehicles of any type except lawnmowers are prohibited on the easement areas unless specifically authorized by the Association. 
 
4.  Compost Facility:  At the extreme west end of the dam, the Association has constructed a compost facility.  This is available for resident use to collect garden spoils, fine yard waste, and small twigs up to 1/4 inch diameter.
 
5.  Burn Pile:  To the north of the compost pile is an area for larger woody vegetation such as fallen tree branches, etc.  No household refuse may be placed here - the burn pile is for tree limbs and other woody combustible items only.  The burn pile is professionally incinerated on a regular basis.
