Dues are assessed on a calendar year basis.  Selling lot owners may elect to pro-rate the current annual dues fee at closing, however this is not required by association by-laws.  

 

Park Forest Place Covenants require Architectural Committee review before beginning any additions, alterations, or improvements to the exterior of homeowners’ properties.  AC review is required whether or not the project requires a permit from the Village of Rochester.  This is necessary to ensure the integrity of the neighborhood is maintained at a high standard.  After complete plans are submitted for review, the Architectural Committee will review plans and either approve, or reply with necessary changes, within seven days.

In general the Village requires reviews, permits and/or licenses for the following types of improvements:  Fencing, Decks, Siding, Roofing, Plumbing, Temporary or Permanent Outbuildings, Pools, Room Additions, Grade Changes, Retaining Walls, and other items.
